An inspection is only as good as the person doing it and the record they leave behind. Ours works like this:

• In person, on the roof. A KangaRoof roofer climbs up and walks every slope that can be walked safely. We do not inspect from the driveway.
• Attic and interior check. When there is attic access we look at the underside of the deck for daylight, staining, damp insulation and ventilation problems, then check ceilings under bathrooms, chimneys and valleys.
• Photo documentation. Every concern gets a photo, close up and in context, so you can see exactly what we saw.
• Written summary. You receive a plain-language summary of the roof's condition, what needs attention now, what can wait, and how many good years the roof likely has left.

What a roof inspection costs

When to get a roof inspection

After hail or a wind storm

Hail damage is rarely visible from the ground and almost never visible from inside the house until the roof has been leaking for a while. If a storm came through your neighborhood and the neighbors are getting roofs, get yours inspected before you call your insurance company. Knowing whether the damage is worth a claim protects you either way.

Before buying a home

A general home inspection usually notes the roof's visible condition from a ladder or the ground. It seldom answers the questions a buyer actually has: how old is it, has it been hailed on, and what will it cost to replace. A free roof inspection before your option period ends turns a vague "roof shows wear" into a number you can negotiate with.

Before selling or listing

A storm inspection goes further than a routine one because the record matters as much as the finding. We look for the specific signs an adjuster looks for: bruised and fractured shingles where granules have been knocked loose, creased or lifted shingles from wind, dents in soft metals like gutters, vents, flashing and AC fins, and impact marks on skylights and screens. We count and photograph test squares on each slope so the extent of the damage is clear, not just its presence.

Then we put it in writing. If the roof has damage worth a claim, you get the documentation to file with confidence. Roof inspection checklist: what we look at

If you want to know what a thorough inspection includes, this is the list our roofers work through on a typical Central Texas shingle roof:

• Shingle condition on every slope: cracking, curling, cupping, blistering and brittleness
• Granule loss, bald spots and granule buildup at downspout outlets
• Hail bruising and wind creasing, counted per slope
• Missing, loose or lifted shingles and tabs, especially at ridges, rakes and eaves
• Pipe boots and rubber collars for cracks and separation
• Flashing at chimneys, sidewalls, headwalls and skylights
• Valleys for wear, debris and exposed metal
• Ridge caps, ridge vents and turbine or box vents
• Nail pops, exposed fasteners and failed sealant
• Drip edge, fascia and soffit for rot or separation
• Gutters and downspouts for dents, sag, clogs and pulling away from the fascia

On a flat, low-slope or metal roof the list changes to seams, drains, curbs, fasteners and panel laps, but the approach is the same.

What happens after the inspection

You get the photos and the written summary, and you get an honest read on which of three situations you are in.

• The roof is fine. We say so, you file the report, and we see you next year.
• The roof needs a repair. You get a guaranteed price for the repair. It is a fixed number, not an estimate that grows once the shingles come up.
