What counts as a roof emergency

What to do in the first 30 minutes

1. Contain the water. Put buckets or trash cans under active drips and move furniture, electronics, and valuables out of the way.
2. Relieve a bulging ceiling. If drywall is sagging with water, place a bucket underneath and carefully poke a small hole in the center of the bulge with a screwdriver. Letting the water drain in a controlled spot prevents a much larger collapse.
3. Kill power to affected rooms if water is anywhere near fixtures or outlets.
4. Stay off the roof. A wet roof after a storm is dangerous even for professionals with fall protection. Nothing on the roof is worth an injury.
5. Photograph everything. Time-stamped photos of the interior damage and the debris outside protect you if this becomes an insurance claim.
