How Much Does a New Roof Cost in Texas? 2026 Price Guide

Roof replacement cost per square: the math roofers use

Roofers do not price by the square footage of your house. They price by the roofing square, which is 100 square feet of roof surface. A 2,400 square foot roof is 24 squares. Every material, labor, and disposal cost gets rolled into a per-square number, and that number changes with the shingle tier you pick, how steep the roof is, and how many stories the crew has to carry material up.

Your roof is always larger than the footprint of the house under it, because a sloped surface covers more area than the flat ground beneath it, and eaves overhang the walls. The steeper the pitch, the bigger the gap between the footprint and the roof area. A two-story home has a smaller footprint than a single-story home with the same living space, so it often has fewer squares of roof, but each square costs more to install because of the height.

Calculator pricing per square and per square foot

  • Asphalt shingle systems: starting around $368 to $649 per square installed, depending on tier. That works out to $3.68 to $6.49 per square foot of roof.
  • Metal roofing: starting around $1,150 to $1,470 per square installed. That works out to $11.50 to $14.70 per square foot.
  • Steep-pitch and two-story homes: priced above those ranges because of the extra labor, safety setup, and material handling.

The low end of each range is the entry tier for that material, and the high end is the premium tier. Most Round Rock and Austin homes with architectural shingles fall somewhere in the middle of the asphalt range once the tier and pitch are set.

Worked examples: 20, 30 and 40 square roofs

Here is the arithmetic for three common roof sizes, using the calculator ranges above. These are single-story, standard-pitch figures. Add for a steep roof or a second story.

20 squares (about 2,000 square feet of roof)

  • Asphalt shingles: 20 x $368 = $7,360 at the entry tier, up to 20 x $649 = $12,980 at the premium tier.
  • Metal roofing: 20 x $1,150 = $23,000, up to 20 x $1,470 = $29,400.

30 squares (about 3,000 square feet of roof)

  • Asphalt shingles: 30 x $368 = $11,040, up to 30 x $649 = $19,470.
  • Metal roofing: 30 x $1,150 = $34,500, up to 30 x $1,470 = $44,100.

40 squares (about 4,000 square feet of roof)

  • Asphalt shingles: 40 x $368 = $14,720, up to 40 x $649 = $25,960.
  • Metal roofing: 40 x $1,150 = $46,000, up to 40 x $1,470 = $58,800.

Notice that the spread inside the asphalt range is wide. On a 30-square roof, the difference between the entry tier and the premium tier is $8,430. That gap is where most of the confusion about roof replacement cost lives. Two neighbors with the same size house can get quotes thousands of dollars apart and both quotes can be fair, because they are for different roofing systems.

What drives the cost of a roof replacement

Size sets the base. These seven factors move the final number up or down, and every one of them should be visible on a quote.

Tear-off layers

Every roof KangaRoof replaces is torn off to the wood decking. If your home has two layers of shingles, there is twice as much material to remove and haul away, and the labor goes up with it. A roofer should check the edge of the roof for layer count before quoting.

Pitch

Steep roofs take longer, need more safety equipment, and are harder to load. Standard-pitch roofs are the baseline in our calculator, and steep roofs price higher. If your home has a tall gable or a complicated roofline with a lot of hips and valleys, expect the steep-pitch pricing to apply.

Decking repairs

Once the old shingles come off, the plywood or plank decking underneath is exposed for the first time in years. Soft, rotted, or delaminated sections have to be replaced before anything goes back on. A good inspection catches most of it ahead of time, but some decking damage only shows up after tear-off. Ask how decking replacement is priced before you sign so there are no surprises on install day.

Ventilation

Texas attics need to breathe. A roof replacement is the right time to correct intake and exhaust ventilation, and current code and shingle manufacturer warranties both expect balanced ventilation. Adding ridge vent, replacing box vents, or opening up soffit intake adds to the cost, but it also protects the shingles from cooking from underneath during a 100-degree summer.

Flashing

Chimneys, wall intersections, skylights, and pipe boots all need flashing. Reusing old flashing is the shortcut that causes leaks later. New step flashing, counter flashing, and pipe boots belong in a complete quote.

Permit

Many Central Texas cities require a permit for a roof replacement. The fee is small next to the total, and a legitimate roofer pulls it and includes it.

Material tier

This is the biggest lever after size. Entry-level architectural shingles, premium architectural shingles, and Class 4 impact-resistant shingles are all asphalt, but they carry different prices, warranties, and hail ratings. Metal is its own category with a much higher install cost and a much longer typical life.

Texas-specific factors that change the price

National roofing cost articles miss three things that matter in Central Texas.

  • Hail. Hail season runs roughly March through June, with fall storms on top of that. Round Rock, Pflugerville, Hutto, and the SH-130 corridor get hit often. Class 4 impact-resistant shingles (UL 2218 rated) cost more per square than standard architectural shingles, but many Texas insurers offer a premium discount for them. Ask your carrier what the discount is before you pick a tier, because it can change the math over the life of the roof.
  • Heat. Summer after summer of 100-degree days shortens shingle life. Architectural asphalt shingles typically last 20 to 30 years, and in Texas heat it is often less. That is why many homes built in the 1990s and 2000s in Teravista, Forest Creek, Avery Ranch, and Circle C are hitting replacement age now.
  • Code ventilation and underlayment. A replacement has to meet current code, not the code from when the house was built. Balanced attic ventilation, proper ice and water barrier in the valleys and around penetrations, and synthetic underlayment are standard on a KangaRoof replacement. How insurance changes the math

If your roof was damaged by hail or wind, insurance may cover most of the replacement. That changes the question from "how much does a new roof cost" to "how much is my deductible." Two Texas rules matter here. First, you choose your roofer. Your carrier can suggest contractors, but the decision is yours. Second, a roofer cannot legally waive, absorb, or pay your deductible in Texas under HB 2102, passed in 2019. Any contractor offering to "eat" your deductible is offering to break the law, and that is a red flag for how the rest of the job will go.
